7 Real Estate Myths Debunked

Real estate, myths and misconceptions can often cloud the judgment of both buyers and sellers. Falling prey to these myths can lead to poor decisions and missed opportunities. Below are seven common real-estate myths that I will debunk so you can be empowered to make informed decisions. I believe an educated buyer/seller is a successful one!

Myth 1: The Best Time to Sell (or Buy) is Spring.

While spring is traditionally considered a busy season in real estate, it's essential to recognize that the ideal time to buy or sell depends on various factors, including market conditions, local trends, and personal circumstances. Markets can vary, and in some cases, buying or selling during less conventional times might yield better results. Always consult with a local real estate professional to understand the current market dynamics.

Myth 2: You Should Price Your Home High to Leave Room for Negotiation.

Overpricing your home can backfire and lead to extended time on the market. Today's buyers are well-informed and have access to extensive market data. If buyers think a property is overpriced, the house will sit on the market, and people will wonder why it has stayed on so long. It's crucial to set a realistic and competitive price from the start to attract serious buyers and facilitate a smoother negotiation process.

Myth 3: You Can't Sell a Home in Winter.

While it's true that the real estate market tends to be busier in spring and summer, homes can and do sell during the winter months. In fact, there may be less competition, and serious buyers are often still active. With proper staging, professional photos, and a well-executed marketing and pricing strategy, selling a home in winter is entirely feasible.

Myth 4: You Get a Better Deal When Buying a Home Through a Listing Agent.

While the listing agent needs to be honest and fair to both parties, at the end of the day, they will always advocate for the seller’s best interest. A listing agent will likely not negotiate the price down with the seller they’re representing.  The fact is: buyer agents represent the buyer’s best interests. If you were having a property line dispute with your neighbor, you would not use the same attorney to resolve the matter.

Myth 5: Before Selling a Home, It’s Best to Renovate the Kitchen or Bathroom.

If your bath and kitchen look and work just fine there is no need to remodel it. If they're not updated with current trends, you may need to adjust the price accordingly. Remember, everyone has their own taste so any renovation you do to your home may not appeal to prospective buyers resulting in them walking away or offering a low price to account for upgrades they wish to make.

Myth 6: Selling a Home “For Sale by Owner” Will Save You Money.

Selling a home involves many moving parts, and while you may think it’s as easy as putting up a sign and receiving an offer, it simply doesn’t work like that.  Sellers may actually lose money because they don’t have the skills, knowledge, resources, or trusted vendors.  It is the same with buyers who are considering buying an FSBO.  Pricing on the home may not be in-line with the rest of the comps in the market, so it’s crucial to do your homework and assess what the best choice is for your situation.

Myth 7: Online Home Valuation Tools are Accurate.

While online tools can provide a general estimate, they often lack the nuance and local market knowledge that a real estate professional possesses. One of the most widely used online tools acknowledges that they have up to a 7% error rate in their calculation. That is $35,000 on a $500k home! Consult with an agent for a more accurate assessment of your home's value. You’ll see in my free valuation tool, there is a range of what you’re home could be worth from a number of different sources. While it’s useful as a starting point, please contact me for a more detailed analysis of your home based on trends, current market conditions and updated public data. I can still assist even if you are outside of Massachusetts.
